Features: 370 space addition to an existing 790 space precast structure totaling 5 levels with new architectural precast panels clad on the primary façades.

Description: The Village of Arlington Heights Parking Deck is constructed to accommodate hourly, daily, commuter and overnight parkers composed primarily of retail and restaurant patrons, daily commuters and adjacent condominium and apartment residents during the day and overnight.

The existing four-bay wide precast parking structure contains approximately 790 cars on four levels. The expansion is constructed of cast-in-place post tensioned concrete and will add approximately 370 parking spaces through both a one level vertical expansion over the exiting precast facility as well as a four level horizontal expansion over an existing public village road. The existing road still allows private and commercial traffic to flow below the expansion. The facility integrates a single helix design with two-way traffic in four bays. The ramping bays are at the interior and exterior of the facility with the center two bays ramping together. The end bays of the facility remain level at the two primary elevations. The four corners of the structure handle all of the vertical pedestrian circulation with exit stairs and three of the four towers incorporating a total of four elevators for the facility. Safety features include 3 new glass backed hydraulic elevators, glazed stair towers, emergency phones on each level and open stair and elevator lobbies.

The design of the parking deck facade incorporates new pre-cast concrete panels with masonry infill on the existing primary elevations as well as the horizontal addition elevations. Openings in the panels recall fenestration patterns found on many local buildings, and also serve to introduce light and ventilation to the parking deck. The detail of the openings adds an element of texture and richness to the façade. Stair and elevator towers utilize the same precast concrete with masonry infill panels and serve as anchor elements of the façades. DESMAN is the Architect and Structural Engineer of Record and Parking Consultant with Arlington Heights based Architect, HKM Architects serving as consulting Design Architect for the facade. Henneman Raufeisen & Associates of Chicago served as consulting MEP Engineer and CE Design of Rolling Meadows, IL served as consulting Civil Engineer and Streetcape Architect.
