Description: DESMAN was retained by ICON Partners to assist in the analysis of the functional design of the three above ground parking structures and one underground parking structure at ICON Center in Dallas, Texas. ICON Center plans to be a mixed-use development with office, residential, retail, restaurant, and entertainment. DESMAN also performed traffic analyses for a number of proposed layouts for the sight. DESMAN was brought in as a specialist in parking and traffic to help design a ramping scheme and determine effective locations for the access points of each of the ramps on-site.
A number of different ramping schemes and parking layouts for the parking structures on-site were analyzed. It was determined how each ramping scheme would affect the total number of spaces, walking distances, and number of driving rotations. A parking analysis was also performed to show if an adequate number of spaces are being provided for each element on-site.
Traffic simulations were prepared for three different layout designs of the site. Each simulation analyzed the proposed access points to the site, to the garages, and the level of service of the intersections surrounding the site. This helped in determining what traffic mitigations are necessary, where to locate the garage access points, and if the internal traffic of the site would operate efficiently.
